[THE SPACE]
This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

The space can host up to 4 guests only if the group includes 2 adults and 2 modest kids. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

☞NOTE: This unit is in an Oceanfront Complex but is located in the breezeway area between 2 buildings and DOES NOT have an ocean view from inside the condo. Please savor Panoramic Ocean Vistas from the gazebos and wraparound decks which offer community seating.

[HOME RULES]
☞By booking this property, guests acknowledge and agree to comply with all home rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is allowed only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are stringently prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•Dogs only — no cats or exotic animals.
• One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee.
• Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current.
• Unapproved animals are not allowed and may result in cancellation without refund and/or a $200 additional fee.
• For stays longer than 30 days, a $100 monthly fee applies.

☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.

3. PARKING PASS & KEYS
• One (1) parking pass is supplied. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are allowed.
•The base rate includes up to 2 guests. There is a $15/nighttime fee for each additional guest.
•All guests (including kids) must be supplied in the reservation prior to check-in.

6. SUBLEASING is not allowed. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or costs incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Located in Atlantic Beach, this condo is near theme parks and on the waterfront. Country Club of the Crystal Coast and Anchorage Marina are worth checking out if an activity is on the agenda, while those in the mood for shopping can visit Coral Bay Shopping Center and Morehead Plaza Shopping Center. Looking to enjoy an event or a game while in town? See what's happening at Big Rock Stadium or Cougar Stadium. Jet skiing and kayaking offer great chances to get out on the surrounding water, or you can seek out an adventure with horse riding and cycling nearby.
